How Much Is a 3-Bedroom Flat in Lagos? 2026 Price Bands

What a 3-bedroom flat costs in Lagos in 2026, by band, and what moves the price within the same estate.

3 bedroom flat prices in Lagos 2026

The honest answer to “how much is a 3-bedroom flat in Lagos?” is a range so wide it barely helps: somewhere between about ₦25 million and ₦400 million, depending entirely on where it is.

What is useful is knowing which band you are in, and what separates one band from the next. That is what this page sets out.

The market bands, 2026

Band Price range What you are buying
Volume / mainland below ₦25m Older blocks in Agege, Alagbado, Ikorodu, Ijaiye; often no lift, shared compound, weaker title on the land
Mid-market ₦25m – ₦60m Terraced houses, townhouses and flats in serviced estates outside the prime corridors
Established mainland and Lekki fringe ₦60m – ₦150m Gated estates in Ajah, Sangotedo, Gbagada, Yaba; better finishing, generator and water infrastructure
Prime above ₦150m Lekki Phase 1, Ikoyi, Victoria Island; C of O title, service charge, real estate value rather than building value

The mid-market band of ₦25–60 million is the one most buyers actually transact in, according to BusinessDay’s 2026 market reporting, which describes that segment as “terraced houses, town houses and flats” priced between ₦25 million and ₦60 million ($82,000–$198,000 at today’s rate).

What moves the price within the same band

Title. A flat in a building on land with a C of O finances differently from one on excision only. Banks price that in, and so do resale buyers.

Service charge. A ₦40 million flat in an estate with a ₦1.5 million annual service charge is not the same purchase as one at ₦45 million with none. Ask for the charge and what it covers before you compare prices.

Power and water. In Lagos this is a material part of value. A building with a working borehole and a maintained generator is worth more than the price difference suggests.

Age and finishing. A newly finished block commands a premium over a 2010 building on the same street, and the gap is usually larger than the cost of the refurbishment.

Floor and lift. Third floor walk-up versus a serviced block with a lift changes both the price and the tenant profile.

What it rents for

Rents in the prime corridors have moved sharply. In Lekki Phase 1, tenants who were paying ₦500,000–700,000 a year for a unit are reported to be re-letting comparable space at ₦2.5 million to ₦5 million – and some landlords have pushed increases of 75% or more.

For a buyer, that cuts both ways. Higher rents improve yield on a purchase priced two years ago. They also mean the asking price on anything already tenanted has been marked up.

Before you buy to let, get the achieved rent for the specific unit or one in the same building – not the asking rent, and not the estate average.

How to check a price is real

  1. Compare three listings in the same estate, same bedroom count, same floor. If they differ by more than 20%, one of them is not real.
  2. Ask the agent what it last sold for and when. Agents know; they rarely volunteer it.
  3. Check the service charge and the arrears position on the unit.
  4. Confirm the land title for the whole development, not just the unit.
  5. Ask whether the price includes the fittings – kitchen, air conditioning, wardrobes. In Lagos this is negotiable and rarely stated.

Frequently asked questions

How much is a 3-bedroom flat in Lagos in 2026?

From under ₦25 million on the mainland to over ₦150 million in Lekki Phase 1 or Ikoyi. The mid-market band where most transactions happen is ₦25–60 million.

Is it cheaper to rent or buy a 3-bedroom in Lagos?

Buying is usually cheaper over a long horizon if you have the capital, because rents are rising faster than incomes. Renting preserves flexibility and avoids the service charge. The calculation turns on the rent you would actually pay, so get a real figure for the unit.

What is the cheapest area for a 3-bedroom in Lagos?

The mainland fringe – Ikorodu, Alagbado, Agege, Ijaiye – where older blocks trade below ₦25 million. Check the land title and the water situation carefully.

Can I get a mortgage for a 3-bedroom flat?

Only if the title supports it. Banks generally lend against registered, consented titles, and against buildings in good condition. A flat on excision-only land is difficult to finance.

Last updated: October 2026. The mid-market band is from BusinessDay market reporting, October 2026. Other bands are indicative market ranges and vary by estate and title. Not a valuation. Verify title and service charge before committing.
