Abuja Property Market 2026: Land Prices and Rents by District

Land from N9m in Kuje to N675m in Maitama, serviced rents at N700k-2m a month, and the FCDA title rules buyers must know.

Abuja property market 2026 land prices by district

Abuja is the most plan-able property market in Nigeria. The FCT has a master plan, a single allocation authority and land priced by district, which makes it far easier to compare one area against another than Lagos.

It is also a market where the title question – allocation papers versus a Certificate of Occupancy – decides whether a cheap plot is a bargain or a problem.

Land prices by district, 2026

District Per square metre Per 450 sqm plot
Maitama / Asokoro ₦500,000 – ₦1,500,000+ ₦225m – ₦675m
Guzape / Wuse ₦150,000 – ₦400,000 ₦67m – ₦180m
Lifecamp / Jabi ₦80,000 – ₦200,000 ₦36m – ₦90m
Lugbe / Sabon Lugbe ₦40,000 – ₦120,000 ₦18m – ₦54m
Kuje / Karansa corridor ₦20,000 – ₦60,000 ₦9m – ₦27m

Per-square-metre estimates are 2026 market figures published by Abuja property firms. Plot prices assume the standard FCT residential plot of about 450 sqm – roughly 15 metres by 30 metres – though this varies by development zone.

Rents

Abuja’s rental market splits sharply between serviced and conventional housing.

Serviced and furnished apartments in the diplomatic and premium districts command roughly ₦700,000 to ₦2 million a month, driven by expatriate and corporate demand. Conventional two and three-bedroom flats in the outer districts let for a fraction of that annually.

Residents have reported sharp and sometimes arbitrary increases through 2025 and 2026, with tenants in outer districts facing some of the least predictable rises.

What drives Abuja prices

The master plan. Districts are zoned and services are planned. A district with road and drainage work is worth several times one without.

Allocation discipline. Every plot traces back to an FCDA allocation. That makes title cleaner than in Lagos on average – and makes an unperfected allocation a hard stop rather than a negotiable risk.

Distance along expressways. Abuja’s road network compresses distances. Lugbe is a short drive from the city centre when traffic is clear, which is why it carries the volume of the residential market.

Government presence. Ministries, embassies and the civil service anchor demand in specific districts.

The title question in Abuja

Abuja paperwork is not the same as Lagos paperwork, and the vocabulary confuses buyers:

  • Certificate of Occupancy (C of O) – issued by the FCT Administration. The strongest title and the one banks lend against.
  • Right of Occupancy (R of O) – the grant itself, which the certificate evidences.
  • Allocation papers / offer letter – evidence the FCDA allocated a plot. Not the same as a perfected title.
  • Estate subdivision – a developer selling plots out of a larger allocation needs the sub-division approved.

Before you buy in Abuja

  1. Verify the allocation at the FCDA – file number, allottee, plot and district.
  2. Confirm ground rent is paid and keep the receipts. Arrears can block a transfer.
  3. Check for revocation of the right of occupancy for public interest.
  4. Match the survey coordinates to the physical plot – buying the wrong plot in the right district is a known way to lose money.
  5. For estate land, ask for the subdivision approval, not just the parent title.
  6. Ask what the service charge covers and whether it is current.

Frequently asked questions

How much is a plot of land in Abuja in 2026?

From about ₦9 million in the Kuje corridor to ₦675 million in Maitama for a standard 450 sqm plot. The middle of the market – Lugbe and Lifecamp – sits between ₦18 million and ₦90 million.

Is Abuja cheaper than Lagos?

In the outer districts, yes. A 450 sqm plot in Lugbe at ₦18–54 million compares with ₦8–25 million in Ibeju-Lekki but far more in Lekki Phase 1. Abuja’s premium districts are comparable to Lagos Island.

What is rent like in Abuja?

Serviced apartments in premium districts run roughly ₦700,000 to ₦2 million a month. Conventional flats in outer districts are let annually and cost a fraction of that.

Which Abuja district is best for investment?

Lugbe for volume and resale demand; Kuje and the Karansa corridor for headroom and risk; Maitama and Asokoro for scarcity and status. The deciding factor remains title.

Can I get a C of O on an allocated plot?

Yes, subject to the allocation being valid, ground rent paid and the plot not subject to revocation. The application runs through the FCT Administration.

Last updated: October 2026. Land figures are 2026 market estimates published by Abuja property firms, calculated at 450 sqm per plot. Rent ranges are market reporting for serviced and furnished apartments. Indicative, not valuations. Verify allocation at the FCDA.
