Lagos in 2026 is a market of two speeds. Prime island land has doubled in value in four years, rents on the island have risen faster than that, and the Lekki corridor is where the fastest percentage growth is happening – on the riskiest titles.
This page pulls the numbers together: what land costs, what rents are being achieved, what a mid-market home sells for, and what is driving all of it.
Land prices by area
| Area | Per square metre | Per plot (500–600 sqm) |
|---|---|---|
| Ikoyi | up to ₦2,500,000 | up to ₦1.5bn |
| Lekki Phase 1 | ₦1,500,000 | ₦600m – ₦1.5bn |
| Ikate | ₦955,000 | ₦477m |
| Lekki Phase 2 | ₦800,000 – ₦1,500,000 | ₦400m – ₦900m |
| Ajah | ₦150,000 – ₦600,000 | ₦80m – ₦300m |
| Sangotedo | ₦40,000 – ₦120,000 | ₦20m – ₦60m |
| Ibeju-Lekki (Bogije) | ₦15,000 ₦50,000 | ₦8m – ₦25m |
Rents: two-bedroom apartments on the island
| Area | 2022 average rent | 2026 average rent | Change |
|---|---|---|---|
| Ikate | ₦3m | ₦8.5m | +183% |
| Lekki Phase 1 | ₦4m | ₦10m | +150% |
| Victoria Island | ₦6.57m | ₦15m | +128% |
The top of the market is higher still: two-bedroom rents on Lagos Island have reached ₦17.25 million a year in the best locations.
These are annual rents, exclusive of agency fees, agreement and caution deposits – which in Lagos can add the better part of a year’s rent to the cash you need on day one.
Sale prices: what a home costs
The mid-market band – terraced houses, townhouses and flats – sits between ₦25 million and ₦60 million. That is where the volume of transactions happens.
Above that: gated estates in Ajah and Sangotedo at ₦60–150 million, and prime Lekki Phase 1, Ikoyi and Victoria Island above ₦150 million. Below it: older mainland blocks in Agege, Alagbado and Ikorodu, often under ₦25 million.
What is driving it
Build costs. Cement has moved from about ₦3,500–4,500 a bag in 2024 to ₦12,000–16,000 in 2026. Steel is up from ₦850,000 to ₦1,150,000 a tonne. Every new unit costs more to deliver, so the price of existing stock rises with it.
The exchange rate. Building materials carry imported content, and investors pricing in dollars see Nigerian assets as cheap. Both push the same direction.
Infrastructure. The Lekki deep sea port, the refinery, the expressway widening and the free trade zone have turned farmland into commutable land. Ibeju-Lekki plots that sold for about ₦15 million in 2024 are selling at ₦25–35 million in 2026.
Rent repricing. Landlords who held rents flat through 2023 and 2024 have been resetting them sharply. Some tenants are reporting increases of 75% and more, and there is an active argument about rent regulation as a result.
Where the risk is
Title. The cheapest land in Lagos is cheap because the title is weak. Excision without a gazette, survey-only plots, and land inside acquisition are three different problems that look the same on a flyer.
Filling. Large parts of the corridor are low-lying. Sand filling on a 600 sqm plot can run into millions and is never in the advertised price.
Service charge. Estate living in Lagos carries an annual charge that is not part of the purchase price. Ask what it covers before comparing two similar flats.
Consent costs. On prime land, Governor’s Consent now runs to ₦40–90 million in Lekki Phase 1. Budget it at offer, not at closing.
Frequently asked questions
Is Lagos property still a good investment in 2026?
The numbers have been strong: island rents up 128–183% since 2022, Ikate land up 148%. The investment case now depends on title and entry price rather than on the market rising for everything.
What is the cheapest area to buy land in Lagos?
Ibeju-Lekki around Bogije, at roughly ₦8–25 million per plot. It is also where title risk is highest.
How much rent should I expect to pay in Lagos?
Two-bedroom island apartments average ₦8.5 million (Ikate) to ₦15 million (Victoria Island) a year. Mainland rents are a fraction of that. Budget agency and agreement fees on top.
Should I buy or rent in Lagos?
Buying wins over a long horizon if you have the capital and the title is clean. Renting preserves flexibility and avoids consent costs. The deciding variable is the real rent for the specific unit, not the estate average.
