Lagos land prices are usually quoted as a single number, which is useless. A plot on Ikoyi and a plot in Bogije are both “Lagos” and differ in price by more than a hundredfold.
The real divide is the lagoon. Island land sells at a structural premium, and the gap is not primarily about prestige – it is about title, drainage and distance to the commercial core.
Here is what land costs on both sides in 2026.
Lagos Island land prices, 2026
| Area | Per square metre | Per 500 sqm plot | Movement |

| Ikoyi | up to ₦2,500,000 | up to ₦1.25bn | – |

| Ikate | ₦955,000 | ₦477m | +148% since 2022 (from ₦385,000/sqm) |
Figures are from a residential market report covering the Lagos Island corridor, published in August 2026.

The gap in one comparison
A 500 sqm plot in Ikoyi costs up to ₦1.25 billion. The same 500 sqm in Bogije costs ₦8–25 million.
That is a multiplier of roughly fifty to a hundred and fifty. Location explains part of it. Title explains most of the rest: Ikoyi plots carry clean Certificates of Occupancy, and Bogije plots typically carry excision or a survey plan only.
Why island land is priced the way it is
Title. Island land is almost entirely covered by C of O or Governor’s Consent. Banks lend against it, which means the buyer pool includes institutional money.
Scarcity. The island is finite and already built. Every new plot is a redevelopment, not a new sub-division.
Drainage. The island is serviced. The mainland Lekki corridor still has areas that flood, and buyers price that in.
Distance. Ikoyi and Victoria Island are where the offices are. A Third Mainland Bridge crossing is a real cost in time and fuel.
Why the corridor is moving faster
The Lekki corridor has appreciated far faster in percentage terms. Ikate is up 148% since 2022. Ibeju-Lekki plots that sold at about ₦15 million in 2024 are being sold at ₦25–35 million in 2026.
That is the trade: the island holds value and is liquid; the corridor is where the percentage growth is, and where the title risk is.
What to check on either side
- Search the plot at the Lagos State Lands Bureau. Not the certificate – the plot.
- Confirm the survey plan is registered and matches the coordinates of the land you were shown.
- Ask for the gazette if the land is described as excised.
- Check for acquisition and road setbacks before you negotiate, not after.
- Price the sand filling on any low-lying corridor plot; it can run into millions and is never in the headline price.
- Confirm the term remaining on any C of O. A 99-year term issued in 1996 has about 69 years left.
Frequently asked questions
Is it cheaper to buy land on the Lagos mainland?
Substantially. A plot in Sangotedo at ₦20–60 million compares with ₦750 million for the same size in Lekki Phase 1. The mainland is cheaper because title, servicing and distance all differ.
What is the cheapest land in Lagos?
In the areas we track, Ibeju-Lekki around Bogije, at roughly ₦8–25 million per plot. It is also where title risk is highest.
Which Lagos land appreciates fastest?
The Lekki corridor, on percentage terms – Ikate rose 148% between 2022 and 2026. The island appreciates more slowly but holds value and sells faster.
Can I buy land on Lagos Island for under ₦100 million?
A full plot, rarely. At ₦955,000 per square metre in Ikate, a 100 sqm portion is about ₦95 million. Most sub-₦100 million island transactions are part-plots or shared titles, and both carry risk.
Is the title different on the island?
Yes in practice. Island land is more consistently covered by a C of O or Governor’s Consent. Corridor land is more often excision and survey only, which is why it is cheaper and why the checks matter more.
