How Much Is a Plot of Land in Lekki? 2026 Prices by Area

What a plot costs in Lekki Phase 1, Phase 2, Ajah, Ibeju-Lekki and Sangotedo in 2026, and why title explains the price gap.

Land prices in Lekki Lagos 2026 by area

A plot of land in Lekki Phase 1 now costs between ₦600 million and ₦1.5 billion for a standard 500–600 square metre plot, or ₦1.2 million to ₦2.5 million per square metre. Eight kilometres inland at Bogije, the same size plot is ₦8–25 million.

That is the whole story of the Lekki corridor in one comparison: identical plot sizes, a hundredfold difference in price, and the gap is explained mostly by infrastructure and title, not by land.

This guide sets out 2026 prices by area, why the spread is so wide, and what to check before you pay anything.

Land prices in the Lekki corridor, 2026

Area Per plot (500–600 sqm) Per square metre Typical title
Lekki Phase 1 ₦600m – ₦1.5bn ₦1.2m – ₦2.5m C of O / Governor’s Consent
Lekki Phase 2 ₦400m – ₦900m ₦800k – ₦1.5m C of O / Excision
Ajah (Abraham Adesanya) ₦80m – ₦300m ₦150k – ₦600k Mixed
Lakowe ₦50m – ₦150m ₦100k – ₦300k C of O (estates)
Sangotedo ₦20m – ₦60m ₦40k – ₦120k Excision / Survey
Awoyaya ₦15m – ₦50m ₦30k – ₦100k Excision / Survey
Ibeju-Lekki (Eleranigbe) ₦15m – ₦45m ₦30k – ₦90k Excision / Survey
Ibeju-Lekki (Bogije) ₦8m – ₦25m ₦15k – ₦50k Excision / Survey

These are 2026 market ranges published by a Lagos land agency active in the corridor. At an exchange rate of ₦1,332 to the dollar, a Bogije plot is roughly $6,000–$19,000 and a Lekki Phase 1 plot is $450,000–$1.1 million.

Why the price range is so wide

Buyers usually assume location explains everything. In this corridor, title explains more.

A plot with a Certificate of Occupancy in Lekki Phase 1 is a plot you can mortgage. A plot up the road with only a survey plan and a promise may cost a tenth as much, and the discount is not generosity – it is the market pricing the risk that the title never materialises.

The title ladder, roughly in order of what buyers pay a premium for:

  • Certificate of Occupancy (C of O) – a state grant of a right of occupancy. The strongest document. Banks lend against it.
  • Governor’s consent – state approval of a transfer of an existing right. Usually comes with a C of O.
  • Excision – land released from government acquisition back to a community, evidenced by a gazette. Better than nothing, but you need the gazette, and you need the seller to actually own the excised portion.
  • Survey plan only – a plan and a receipt. This is where the cheap plots are, and where most of the losses are.

When someone quotes you a Lekki Phase 1 plot at ₦200 million, the first question is not “why so cheap” – it is “which of these four do you have, and can I see the original”.

Ibeju-Lekki: the fastest-moving part of the corridor

Plots in Ibeju-Lekki that sold for about ₦15 million in 2024 are being sold for ₦25–35 million in 2026 – an increase of 66% to 133% in two years.

The driver is the infrastructure now landing along the Lekki-Epe axis: the deep sea port, the refinery, the free trade zone and the expressway widening. Land that was farmland in 2022 has a commute time and a resale market in 2026.

Two cautions. First, land near a major project is often land under acquisition, and the announcement of a project is exactly when speculators start selling plots they do not own. Second, the appreciation figures are from plots in specific estates with specific titles – the average across all of Ibeju-Lekki is not 133%.

What actually moves the price

Title. As above, the single largest factor.

Distance to the expressway. A plot 4km off the main road can be a third of the price of one on it, because the commute and the drainage are both worse.

Estate versus open land. Estate land carries a service charge but usually comes with infrastructure, security and a cleaner title. Open land is cheaper and carries more risk.

Filling. Large parts of the corridor are low-lying and need sand filling before you can build. On a 600 sqm plot this can run into millions of naira, and it is not in the headline price.

Acquisition status. Land under government acquisition cannot be given a C of O. This is checkable, and it is the first check to do.

Before you pay for a plot in Lekki

  1. Search the land at the Lagos State Lands Bureau. Ask about the plot, not the seller’s document. You want to know whether it is free, acquired, or encumbered.
  2. Confirm the survey plan is registered. Take it to the surveyor-general’s office or the Bureau. Duplicated and forged plans are common in this corridor.
  3. Match the plot, block and area on the survey against the deed and against the physical land you were shown.
  4. Ask for the gazette if the land is excised. No gazette, no excision.
  5. Walk the land. Check drainage, access roads, and whether anyone is farming or building on it.
  6. Price the filling. Get a quote for sand before you agree the price.
  7. Do not pay a “commitment fee” to hold a plot before you have done the search. That fee is the most common way buyers lose money without ever owning anything.

Frequently asked questions

How much is a plot of land in Lekki Phase 1?

Between ₦600 million and ₦1.5 billion for a 500–600 sqm plot in 2026, or ₦1.2 million to ₦2.5 million per square metre. Plots with a clean C of O sit at the top of that range.

Where is the cheapest land in the Lekki corridor?

Ibeju-Lekki, particularly the Bogije area, at roughly ₦8–25 million per plot. It is also where title risk is highest and where most plots are held on excision or survey only.

Is Ibeju-Lekki land a good investment?

Prices there rose roughly 66–133% between 2024 and 2026 on the back of port, refinery and expressway infrastructure. That is real, and it is also the kind of appreciation that attracts fraud. The investment case depends entirely on the title, not the location.

Can I get a C of O on land I buy in Ibeju-Lekki?

Only if the land is not under government acquisition and your documents support the application. Check the acquisition status before you buy, not after.

Why is Lekki Phase 1 so much more expensive than Phase 2?

Phase 1 is fully serviced, closer to Victoria Island, and almost entirely covered by C of O or Governor’s Consent. Phase 2 is larger, more mixed in title, and still developing its infrastructure.
