Residential Rents Rise Q4 2026 Nigeria – HDAN Report

Residential rents across major Nigerian cities are expected to remain under upward pressure in the final quarter of 2026, according to a recent report by the Housing Development Advocacy Network (HDAN).

The Research and Economic Development Unit of HDAN projects that rising rental demand, persistent housing affordability challenges, elevated construction costs, constrained mortgage financing and shifting investor preferences will keep the rental market tight between October and December 2026.

While the overall property market is expected to stay active, it will become increasingly selective. Affordable residential developments, rental housing, serviced plots and income-generating properties are likely to attract greater interest than speculative luxury projects.

Why Rents Are Expected to Keep Rising

Several structural factors are driving the forecast:

1.  Strong underlying demand — Population growth, urbanisation and limited new supply of mid-market and affordable units continue to support rental pressure in key cities.

2.  High construction and input costs — Developers face elevated material and financing costs, which limit the volume of new units entering the market at accessible price points.

3.  Affordability constraints — Many households that cannot buy are forced to remain in the rental market, sustaining demand even as rents rise.

4.  Selective capital allocation — Investors are prioritising income-generating and more liquid assets over purely speculative luxury developments.

City-Level Outlook for Q4 2026

Lagos

Rental demand is expected to remain strong, especially for apartments and moderately priced residential properties. Affordability pressures will continue to push some households toward peripheral communities and neighbouring Ogun State.

Abuja

Rents in established districts are likely to stay under pressure. Demand for comparatively more affordable accommodation in satellite communities is expected to increase.

Other major cities

Port Harcourt, Ibadan and other rapidly growing urban centres are also projected to experience upward pressure on residential rents, though the intensity will vary by local supply conditions and economic activity.

Implications for Different Market Participants

Tenants

Households should budget for potential rent increases at renewal and prioritise properties with transparent service charges and reliable basic infrastructure. Early negotiation and longer-term agreements may offer some protection in certain cases.

Landlords and Investors

Well-located, well-managed mid-market rental units are positioned to benefit from sustained demand. However, excessive rent hikes risk higher vacancy or tenant turnover if they outpace local income growth.

Developers

Projects focused on affordable and mid-market rental or rent-to-own models are likely to find stronger absorption than pure luxury speculative schemes in the current environment.

Broader Market Context

The HDAN outlook aligns with wider observations that Nigeria’s housing market remains bifurcated. While luxury and high-end segments continue to attract selective capital (including diaspora and wealth-preservation buyers), the bulk of genuine end-user demand sits in the mid-market and more affordable rental space.

Until significant new supply of appropriately priced units comes online and mortgage access improves meaningfully, rental pressure in major urban centres is expected to persist.

Final Thoughts

As Nigeria enters the final quarter of 2026, the rental market looks set to remain landlord-favourable in many locations, particularly for quality mid-market stock. Tenants face continued pressure, while investors and landlords who focus on realistic pricing, good management and strong locations are better positioned to navigate the period successfully.

We will continue to monitor rental trends and policy responses in the months ahead.
