Hong Kong-Backed Developer Enters Lagos Luxury Market with 150-Unit Ikeja GRA Project 2026

A Hong Kong-backed developer has formally entered Lagos’ luxury residential market with plans for approximately 150 premium apartments in Ikeja GRA. The project, known as The Altura, is being developed by L’AVANT Property, a partnership between P&T Property Development Company (a subsidiary of Hong Kong-based P&T Group) and Nigerian construction firm L’AVANT Technology & Construction.

The development is located on Oba Ladejobi Street, beside the Lagos Marriott Hotel in Ikeja GRA. It marks one of the more notable recent international entries into Lagos’ Mainland luxury segment at a time when prices on the Island (Ikoyi, Victoria Island and Lekki) remain extremely high.

Project Overview

The Altura is planned to deliver around 150 residential units. The proposed unit mix includes:

•  Two-bedroom apartments

•  Three-bedroom apartments

•  Four-bedroom apartments

•  Penthouse duplexes with private rooftop gardens

Planned amenities include adult and children’s swimming pools, a gymnasium, children’s playground, coffee bar, boutique store and conference facilities. These features are designed to position the project as a lifestyle offering rather than a standard apartment block.

Why Ikeja GRA Is Attracting Attention

For years, luxury development capital in Lagos concentrated heavily on Ikoyi, Victoria Island, Banana Island and Lekki. Ikeja GRA and other established Mainland neighbourhoods were relatively underserved in the true luxury segment despite strong demand from executives, professionals and families who prefer to live closer to the airport, commercial districts and institutional centres.

The Altura reflects a growing recognition that Mainland locations can support premium pricing when the product, amenities and security standards are right. Proximity to Murtala Muhammed International Airport, the Ikeja commercial district and major road networks is a clear selling point for both local and diaspora buyers.

International Partnership and Local Expertise

The project brings together the international development experience of Hong Kong-based P&T Group and the local construction knowledge of L’AVANT Technology & Construction, a Nigerian firm with more than a decade of experience in major infrastructure works, including roads and bridges. This combination of foreign capital/expertise and local execution capacity is increasingly common in higher-end Lagos projects.

What It Means for the Market

The arrival of a Hong Kong-backed developer in Ikeja GRA reinforces several current trends:

•  Luxury demand is no longer confined to the traditional Island corridors.

•  International and diaspora capital continues to seek opportunities in Lagos despite broader affordability challenges.

•  Established Mainland neighbourhoods with good infrastructure and security are becoming more competitive as Island prices rise further.

•  New supply in Ikeja GRA may help ease some pressure on the ultra-prime Island market while still remaining out of reach for the majority of local buyers.

Key Points for Buyers and Investors

Prospective buyers and investors should note that the project is still at the planning and announcement stage. As with any new luxury development, important checks include:

•  Confirmed title and planning approvals

•  Delivery timeline and track record of the partners

•  Pricing relative to comparable completed stock in Ikeja GRA

•  Service charge structure and estate management plans

•  Payment terms and any escrow or milestone protections

Final Thoughts

The Altura project is a clear signal that Lagos’ luxury market is expanding beyond the traditional Island strongholds. A Hong Kong-backed partnership targeting Ikeja GRA with 150 units and full lifestyle amenities shows that international developers still see opportunity in Nigeria’s commercial capital, particularly in well-located Mainland neighbourhoods. For buyers and investors, the development adds to the growing pipeline of premium options outside Ikoyi and Lekki, while also highlighting the continued polarisation of the Lagos market between high-end and more affordable segments.
